Spring has officially sprung in Chattanooga—and the city is showing off. While the flowers are blooming, so is activity in the local housing market. The most recent numbers from the Greater Chattanooga REALTORS® give us a snapshot of what happened in February 2025—and a pretty solid clue about where things are headed this spring.

February’s market report, which reflects the activity from the previous month, shows a big jump in inventory. There were 2,877 homes on the market, up a full 37.5% from January. For buyers, this is a welcome shift. More homes mean more choices, and for those who’ve been waiting for the right time to make a move, the spring window is opening wide. Picture browsing open houses with the smell of fresh-cut grass in the air and sunshine pouring through picture windows—it’s an ideal time to explore.

Homes are also staying on the market a little longer than they have in recent months. The average days on market increased to 58 in February, a 23.4% rise. That extra time on the market gives buyers a chance to be more thoughtful and strategic in their decisions, rather than jumping into bidding wars. For sellers, it’s a signal to price right, present well, and be ready to stand out in a growing crowd.

Despite the longer timelines, home values continue to hold strong. The median sales price rose to $329,950 in February, marking an 8.2% increase month-over-month. That’s great news for homeowners considering a sale—especially those whose properties shine in spring’s natural light and greenery. Buyers are still willing to pay for value, especially when a home feels fresh and move-in ready.

Pending sales dropped slightly to 788, down 12.2%, and closed sales dipped to 689, down 3.9%. These modest declines are typical for February, often one of the quietest months of the year in real estate. But if local history repeats itself, we’re likely to see an uptick in activity this month and next, as warmer weather draws buyers out and timelines tighten for summer relocations.
