February’s market report, which reflects the activity from the previous month, shows a big jump in inventory. There were 2,877 homes on the market, up a full 37.5% from January. Homes are also staying on the market a little longer than they have in recent months. The average days on market increased to 58 in February, a 23.4% rise. For sellers, it’s a signal to price right, present well, and be ready to stand out in a growing crowd.
Despite the longer timelines, home values continue to hold strong. The median sales price rose to $329,950 in February, marking an 8.2% increase month-over-month. That’s great news for homeowners considering a sale—especially those whose properties shine in spring’s natural light and greenery. Buyers are still willing to pay for value, especially when a home feels fresh and move-in ready.
Pending sales dropped slightly to 788, down 12.2%, and closed sales dipped to 689, down 3.9%. These modest declines are typical for February, often one of the quietest months of the year in real estate. But if local history repeats itself, we’re likely to see an uptick in activity this month and next, as warmer weather draws buyers out and timelines tighten for summer relocations.
